Relating to the sale of a manufactured home community.

SB 2762 requires landlords selling a manufactured home community to give tenants a "right of first refusal" to purchase the community before selling to outside buyers. Landlords must notify all tenants within 14 days of receiving a purchase offer and provide a detailed form within 90 days, including the sale price, financing options, and a way for tenants to indicate interest. Tenants can form a group (a "tenants' association") if over 50% want to buy, and their right expires if 50%+ decline or if no purchase offer is made within 121 days. The law does not apply to sales to family members, family trusts, or condemnation proceedings.
