SB 1205, the Oklahoma Safe Neighborhoods Act of 2026, allows property owners and commercial leaseholders (triple net leaseholders) in Oklahoma cities with over 130,000 residents to claim compensation from their municipality. They may seek reimbursement for documented expenses incurred to address issues caused by the municipality's failure to enforce laws against activities like illegal camping, loitering, panhandling, or public nuisances - such as security costs or property repairs. Compensation is limited to the prior year's property taxes paid on the affected property and covers either actual mitigation expenses or reduced property value. Municipalities must respond to claims within 30 days, either approving payment or providing written rejection. The bill applies only to large cities and does not create new enforcement obligations for municipalities.
