Prohibits ownership of real property in State by adverse foreign governments and certain associated persons.

This bill prohibits real estate ownership in New Jersey by governments of countries designated as national security threats by U.S. intelligence (such as China, Russia, Iran, and North Korea) and by individuals or entities linked to them. It defines "adverse foreign governments" based on their inclusion in three consecutive U.S. Intelligence Community Annual Threat Assessments (2023-2025) and targets "beneficial owners" controlling 10% or more of an entity, with limited exceptions for inheritors and creditors. The law aims to prevent foreign adversaries from acquiring property that could be used for espionage or infrastructure threats. It applies to all new real estate transactions and would require existing owners to divest if they fall under the prohibited categories.
