A 3328 New Jersey General Assembly · 2024-2025 Regular Session

Establishes certain notice and compensation requirements for residential tenant displaced for purpose of renovation.

This bill requires landlords to provide residential tenants with at least one month's written notice before asking them to vacate for renovation, explaining the legal grounds for eviction and confirming the renovation purpose. Landlords must pay displaced tenants the cost of a moving truck or van plus 12 months' rent, with payments due 5 days before moving (for eviction cases) or within 5 days of displacement (for personal occupancy cases). If payments are late, interest accrues at 18% annually, and after 30 days, unpaid amounts become a lien on the property with mortgage priority. The bill applies to tenants displaced for renovation purposes, including when landlords claim personal occupancy or renovation intent.
