This bill, the "Senior Citizen Tenant Protection Act," allows New Jersey residents aged 55 or older who have lived continuously in the same non-public housing rental unit for at least 10 years and have an annual income under $80,000 (adjusted annually) to apply for rent increase limits. If approved, landlords must limit annual rent increases to 75% of the Consumer Price Index (CPI) for their region, rather than standard market rates. Landlords can request a hardship waiver if the rent cap causes financial strain, but waivers don’t override municipal rent control laws.
